1. About Properistic Global
Properistic Global Pty Ltd (ABN 52 700 457 656, ACN 700 457 656) (Properistic, we, us or our) is an Australian property education, market-research, marketing and introduction consultancy for people considering property in Dubai, United Arab Emirates. We may explain market features, compare locations or projects against criteria supplied by a customer, and introduce customers to selected professional partners.
2. Our role and licensed execution
Properistic is not the owner, developer or vendor of any property unless expressly stated. Formal UAE brokerage, project sales, reservations, KYC, contracts, payment collection, conveyancing and completion are undertaken by the identified developer, appropriately licensed UAE brokerage or other qualified professional. Our involvement does not replace their regulatory duties.
3. General information, not personal advice
Our website, social-media content, calls, emails, comparisons and other materials are general information only. They do not take account of your objectives, financial circumstances, tax residency, borrowing capacity, legal position or risk tolerance. Nothing we publish or communicate is personal financial or financial-product advice, legal advice, tax or accounting advice, credit advice, migration advice, a valuation, or an offer or binding recommendation to buy a property or financial product. Advice concerning an SMSF or another financial product must come from an appropriately authorised adviser.
4. Comparisons and customer decisions
We may prepare a shortlist or comparison using information supplied by you and third parties. A shortlist is an educational and coordination tool, not a representation that a property is suitable, safe, profitable or the best available option. You remain responsible for your decision and should obtain independent Australian and UAE legal, tax, financial, finance, building and valuation advice suited to your circumstances before committing.
5. Accuracy, availability and advertising material
Property details are commonly supplied by developers, brokerages and other third parties and may change without notice. Prices, availability, floor plans, areas, views, finishes, payment plans, service charges, incentives, completion dates, rental estimates, resale conditions, visa rules, tax treatment and exchange rates must be re-verified before reliance. Images, renders and maps may be illustrative. A DLD/RERA advertising permit or Madmoun QR code supports verification of an advertisement; it is not a guarantee of completion, value, yield or suitability.
6. Investment and off-plan risks
Overseas and off-plan property involves risk, including market movements, construction or handover delay, developer and counterparty risk, defects, changes in supply or demand, vacancy, service charges, financing and cash-flow pressure, resale restrictions, limited liquidity, currency movements, geopolitical events, and changes in law, tax or visa policy. Forecasts, examples, past performance and advertised yields are not guarantees of future outcomes. Returns should be presented as gross or net only where the basis and assumptions are clearly stated.
7. Australian tax and residency consequences
UAE descriptions such as "tax free" or references to UAE tax rates do not determine an Australian customer’s obligations. Australian tax residents may have Australian reporting and tax consequences for foreign rental income, capital gains, ownership structures and currency movements. Property ownership also does not guarantee a UAE visa. Obtain advice from appropriately qualified Australian and UAE tax and migration professionals.
8. Commercial relationships and remuneration
Properistic may have commercial arrangements with selected developers, brokerages or service providers and may receive marketing, introduction, referral or transaction-based remuneration if a customer proceeds. Different partners or projects may pay different amounts. This creates a commercial interest that you should consider when assessing our content or comparisons. You may request the applicable project-specific remuneration disclosure before an introduction, reservation or commitment.
9. Purchaser money and verification against fraud
Properistic does not receive, hold, pool, control or transmit purchaser deposits, booking money or purchase funds. Pay only to a verified developer escrow account or another lawful account confirmed in writing by the responsible licensed UAE broker or developer. Independently verify bank details using a trusted contact method before every transfer. Do not send passport, banking or payment-card information through public comments or social-media direct messages.
10. Enquiries, privacy and overseas disclosure
Submitting an enquiry does not by itself authorise unrestricted marketing or disclosure. Where you give informed consent for an introduction, relevant personal information may be disclosed to the named UAE partner for the requested purpose. Collection, direct marketing, overseas disclosure, access, correction and complaints are governed by our Privacy Policy and the consent presented at the point of collection. You may withdraw marketing consent using the unsubscribe or contact method provided, subject to lawful record-keeping requirements.
11. No automatic professional relationship
Viewing our content, following a social-media account, sending an enquiry or receiving general information does not, by itself, create an agency, fiduciary, legal, tax, financial-advisory, migration-advisory or buyer’s-agent relationship. Any paid or specifically scoped service must be recorded in a separate written agreement identifying the service, limitations and responsible licensed professionals.

Links, reposts and third-party material are provided for convenience and do not amount to adoption or endorsement of every statement they contain. Nothing in this disclaimer excludes, restricts or modifies a right or remedy that cannot lawfully be excluded, including under the Australian Consumer Law.
