Properistic Global

Legal & Information

Our Role

Properistic Global assists Australian buyers in understanding the Dubai property market and may provide general information regarding locations, developers, projects, ownership structures, indicative pricing, payment plans and other property-related considerations.

Where appropriate, we may introduce prospective purchasers to third-party developers, licensed UAE real estate brokers, sales representatives and other professional service providers.

The legal purchase and sale of property is undertaken directly between the purchaser and the relevant seller, developer or other contracting party under the applicable transaction documents.

Unless expressly stated otherwise, Properistic Global is not the developer, vendor or owner of properties presented on this website.

No Client Funds

Properistic Global does not accept or hold property deposits, purchase monies or settlement funds on behalf of purchasers.

Any payment relating to a property purchase should only be made in accordance with the relevant transaction documents and verified payment instructions provided by the developer, seller or appropriately authorised party.

Purchasers should independently verify payment instructions before transferring funds.

Information, Not Personal Financial Advice

Information provided through this website, consultations, events, emails, social media, presentations or other communications is general in nature.

Unless expressly stated otherwise, it does not constitute personal financial, taxation or legal advice and does not take into account your complete financial circumstances, objectives or needs.

Before purchasing overseas property, you should consider obtaining independent legal, taxation, financial, lending and other professional advice appropriate to your circumstances.

UAE Property Transactions

Property opportunities promoted or discussed by Properistic Global relate primarily to property situated in Dubai, UAE.

Property transactions are subject to UAE laws, regulations, developer requirements and contractual terms.

Purchasers are responsible for reviewing and understanding the relevant reservation forms, booking documents, sale and purchase agreements, payment schedules and other contractual documentation before proceeding.

Where necessary, independent UAE legal advice should be obtained.

Investment Risk

Property involves risk.

Property prices may increase or decrease and rental demand, rental income, occupancy, service charges, financing conditions, currency movements, construction schedules and resale conditions can change.

Past market performance, historical price growth and historical rental returns are not reliable guarantees of future results.

Any forecast, projected return, rental yield or capital-growth figure should be treated as indicative only unless expressly stated otherwise.

Off-Plan Property

Some opportunities presented by Properistic Global may involve off-plan or under-construction property.

Off-plan purchases can involve additional risks including construction delays, changes permitted under contractual documentation, changes in market value, financing or valuation shortfalls, developer risk and restrictions or conditions affecting assignment or resale.

Purchasers should carefully review the relevant developer documentation and obtain independent professional advice before entering into a binding agreement.

Australian Tax and Legal Considerations

The tax treatment of property in the UAE and Australia may differ.

References to UAE tax advantages, including the absence of certain UAE personal income or capital gains taxes, describe the UAE environment only and should not be interpreted as meaning an Australian resident has no Australian taxation obligations.

Australian residents may have taxation, reporting or other obligations relating to foreign property, overseas income and capital gains.

Independent Australian taxation advice should be obtained before relying on any tax-related information.

Currency Risk

Dubai property is generally priced in UAE dirhams (AED).

Although the AED is pegged to the US dollar, Australian purchasers remain exposed to movements between the Australian dollar and the AED/USD exchange rate.

Currency movements can increase or decrease the Australian-dollar cost and value of an overseas property investment.

Third-Party Information

Information relating to developments, availability, floor plans, specifications, completion dates, prices, incentives, payment plans and other project details may originate from developers, brokers or other third parties.

We take reasonable steps to present information accurately, but property information can change without notice.

Purchasers should verify material information directly through the relevant developer, authorised broker and contractual documentation before making a purchase decision.
